Preparing Your House
Exterior recommendations in order to get the best result for selling your house:
- Remove any junk or clutter from the yard. This includes tree limbs, leaves, etc.
- Powerwash house if dirty or moldy or paint, if needed.
- Reseed grass if there are any bare spots.
- Keep the lawn mowed.
- Trim all shrubbery and plantings.
- Mulch flower beds and around trees
- Plant colorful flowers if the season is right.
- Consider adding gravel to stone driveway or reseal the asphalt
- Powerwash and seal, stain or paint your deck or porch.
- Check gutters and downspouts to make sure they are clear and functioning properly.
- Make sure that all exterior light are operational.
- Clean the windows and make sure that all are operational.
Interior recommendations in order to get the best result for selling your house:
- Paint any room that has dirty or marked walls or any rooms that are painted in dark colors. Keep it neutral!
- At the very least, all carpeting needs to be steam cleaned. Any worn, stained or foul smelling carpet should be replaced. You may be tempted to give a “carpet allowance” and that may work. Just remember, most buyers do not have vision.
- Repair any items that may be unsafe such as, a wobbly railing, etc. Things like that can stop a sale.
- De-Clutter – If an item is not necessary for your day-to-day life, box it up and store it or throw it out!
- Have your fireplace cleaned and inspected. The buyer will most likely request it and getting it done in advance impresses the buyer. The home will appear cleaner and fresher smelling.
- Make sure all closets are neat, clean and organized.
- Replace any cracked window panes.
- Clean thoroughly by dusting, washing and waxing everything. This will always make a house more appealing.
